Welcome to the New Year!

There is a LOT of positive buzz in the real estate market right now! When the Fed met in December, it chose to hold rates steady for the third straight month and even suggested we would begin to see cuts in 2024. While the Fed rate doesn't directly affect mortgage rates, it is a factor along with inflation, jobs creation and the impact of rate changes on various mortgage related securities. So, if the Fed begins doing cuts in 2024, we will likely see Mortgage rates decline as well.

What does that mean for you and what will this mean in Nashville?

Many experts project a tipping point where all the buyers that have been sidelined due to high rates will choose to re-enter the market. Buyers are seeing a more balanced market at the moment and yet inventory continues to be a concern. If declining mortgage rates cause an influx of buyers back to the market, we could see the return of multiple-offer bidding wars and declining inventory rates once again.
