Spring Real Estate market is buzzing!

 

The sound of Cicadas is in the air here in Nashville and the Spring Real Estate market is buzzing too! And we’ve seen an uptick in home sales and closings, as well as more reasonably-price inventory! The Fed met at the end of April and as expected held the rates steady. While they still anticipate reductions this year, so far the leading indicators that would allow for this have not been seeing the movement the Fed would like to see. What does this mean for you? The market has begun to accept the current interest rates with new home sales on the rise. Prices continue to hold steady in the Nashville market and appreciation is still on the upward trend. Just at a more balanced rate than during Covid. We do see pockets of price improvements throughout Nashville, but this isn't a sign of a downward trend. Some of these price improvements are because sellers entered the market too high, some are condition, some of this is competition which greatly affects price, and some are simply buyer demands & expectations around location or style.
